More Than a Housing Study. A Development Tool.
GCDC will soon release a comprehensive Housing Needs Assessment examining current housing conditions, market demand, development gaps, demographic and workforce trends, affordability, housing types, and future needs throughout the community.
This is not intended to be a basic overview of the local housing market. The assessment is being prepared with the depth of analysis and supporting documentation needed to help developers evaluate projects and to address the housing-market information commonly required by HUD, South Dakota Housing Development Authority, lenders, and other housing funding programs.
GCDC is doing the market work so developers have better information to move projects forward — with the goal of giving prospective developers a stronger starting point than commissioning a basic market study from scratch.
Individual programs, lenders, HUD programs, and South Dakota Housing funding sources may still require additional project-specific analysis or documentation.
Planning a Housing Development?
Before investing significant time and money into a project, developers need credible local data. The assessment will support:
- ✓ Evaluating market demand
- ✓ Identifying housing gaps by type and price point
- ✓ Determining potential project opportunities
- ✓ Understanding demographic and workforce-driven housing needs
- ✓ Supporting project feasibility
- ✓ Assisting with financing packages
- ✓ Supporting grant and housing-funding applications
- ✓ Providing market documentation for lenders and investors
- ✓ Helping satisfy housing-market information requested by HUD and South Dakota Housing programs
- ✓ Supporting discussions with communities, employers, and other project partners
